Locals take a shot at Heyshott barn conversion plans
Strong reservations have been expressed over plans to convert a barn into a centre for the Cocking Shoot – claimed by agents for Viscount Cowdray to be one of the most well-established and prestigious in the country.
The scheme proposed by Lord Cowdray would also involve the partial use of the property, in Sunwool Lane, Heyshott, as estate workers' accommodation.
But after hearing concerns about the scheme, the district council's northern area development control committee agreed to inspect the site before making a decision on an application for planning consent.
Cllr John Cherry, who represents the local area, said in a written statement read out at the meeting that the proposed facility, in a remote and sensitive location, was strongly objected to by the local parish council.
The site was in a prime position in the proposed South Downs National Park and in the area of outstanding natural beauty.
The matter should be deferred for a site visit, so that committee members could satisfy themselves on the visual impact and
sustainability of the proposals.
Committee chairman Brian Weekes said he was concerned about the road leading to the site, and its very poor condition. He would like West Sussex County Council, the highway authority, to comment on this.
"I have some sympathy with this application – it is a lovely barn, and deserves better than what it has got," he added.
"But I would be happier if more consideration could be given to
the road."
Cllr Andrew Shaxson said the proposed use would be likely to exacerbate the potholes and the mess the road was in.
The committee was told the shoot catered for both commercial and private clients over about 30 days between October and February.
It covered a large area, taking in Heyshott, Cocking and Bepton, and was a large rural employer, with two gamekeepers, several part-time assistants, and a further 50 or more on shoot days.
Present facilities were scattered throughout the estate.
The facility would provide a central meeting place for guests, storage, and accommodation for a number of the estate's staff.
The scheme ran into opposition from Heyshott Parish Council, which said the space allowed for parking was totally inadequate.
